These Terms & Conditions govern all orders placed with Rocco Bespoke (“we,” “us,” “our”) via this website, by email, or in person. By placing an order, you agree to these terms.
## 1. About Us

## 2. Our Products
We hand-cast furniture, wall panels, basins, and bespoke vanities in engineered cast stone. Products include:
- Panels — modular wall cladding, supplied in 800×800mm units
- Furniture — consoles and tables
- Basins & vanity tops
- Bespoke vanities — made to order, to your specification
## 3. Natural Material Variation & Manufacturing Tolerances
Every piece is handcrafted using natural stone materials, aggregates, pigments, and mineral binders.
- Aesthetic Variations: Subtle tonal variations, minor surface mottling, natural texture differences, and small surface pinholes are intrinsic, natural characteristics of handmade stone casting and do not constitute manufacturing faults or defects. Photographs, samples, and digital swatches are close representations but cannot guarantee an exact visual match to the finished item.
- Dimensional Tolerances: Due to the handmade casting process and organic textured reliefs, all products carry a standard manufacturing tolerance of ±3mm to ±5mm (or up to ±5mm per linear metre) across all nominal dimensions.
- Site Preparation: Installers, joiners, and fitters must allow for standard fitting tolerances, scribe margins, or shadow gaps, particularly when installing vanities or panels into tight alcoves or between pre-finished walls.
## 4. Pricing
- Prices shown on this website are in GBP and include VAT [where applicable], unless marked “ex VAT” for trade pricing.
- We reserve the right to change prices at any time; the price confirmed on your order/quote is the price you pay.
- Trade pricing is available to verified interior design, architecture, and trade professionals — contact us for a trade account.
## 5. Ordering & Payment
- Orders for furniture, basins, and standard items may be paid in full at checkout.
- Bespoke vanities and large panel/wall projects require a 50% deposit at order confirmation, with the remaining 50% due before dispatch or collection. Your item will not be cast until the deposit is received.
- We will confirm your order, specification, price, and estimated lead time in writing before production begins.
## 6. Lead Times
Standard orders are custom-cast to order and typically ready for dispatch within 3–5 weeks. Lead times for bespoke and large projects may vary and will be confirmed at the time of order. Lead times are estimates and do not represent guaranteed delivery dates.
## 7. Delivery
- Please inspect your order on delivery and report any transit damage or discrepancies within 48 hours of receipt to info@roccobespoke.co.uk.
- Risk in the goods passes to you upon completed delivery to your specified kerbside address.
- We are not responsible for delays caused by third-party freight carriers or events outside our reasonable control. Ensure delivery locations can accept palletised tail-lift vehicles.
## 8. Cancellations — Bespoke & Made-to-Order Items
Because our products are made or customised to order, they are exempt from the standard UK 14-day “change of mind” cancellation right under the Consumer Contracts Regulations.
Once production has begun, orders for bespoke vanities, custom-sized panels, or made-to-order furniture cannot be cancelled or refunded, except where the item is faulty or not as described. Deposits on bespoke orders are non-refundable once casting has started. If you wish to cancel before production begins, contact us immediately — we will do our best to accommodate this, but cannot guarantee cancellation once your production slot has been scheduled.
This does not affect your statutory rights.
## 9. Faulty or Damaged Goods
If your item arrives faulty, damaged in transit, or not as described, contact us within 14 days of delivery. We will repair, replace, or refund at our discretion, in line with your statutory rights under the Consumer Rights Act 2015. This is separate from, and unaffected by, the cancellation exemption above.
## 10. Intended Use & Care
Our products are designed for domestic and commercial decorative and functional use. Panels, once installed, are for wall-cladding use only; furniture, floating shelves, and vanities are not designed to bear weight beyond normal intended use (for example, being sat, stood, or climbed on).
Damage resulting from misuse, excessive load, structural movement, impact, incorrect chemical cleaning, or failure to follow our care guidance is not covered. Clean only with mild, pH-neutral soap and warm water; do not use abrasive scouring pads, bleach, or acidic descaling agents.
## 11. Installation & On-Site Modifications
Panels, basins, and vanities are supplied for professional installation by qualified trades. We provide technical specifications and fixing guidance, but physical installation and structural wall backing remain the sole responsibility of you or your chosen installer.
- Pre-Installation Checks: Installers are responsible for verifying physical product dimensions on site before finalising timber stud framing, plumbing rough-ins, or wall tiling.
- Structural Backing: Floating installations require adequate structural timber noggins or solid masonry to support the vanity load. We are not liable for issues arising from incorrect installation, inadequate substrate strength, or failure to follow waterproofing guidance.
- On-Site Modifications: Any on-site cutting, core-drilling, grinding, or physical alteration carried out by you or your contractors is undertaken entirely at your own risk and immediately voids any claim for product defect, surface chipping, or structural failure.
## 12. Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud. Subject to that, our total liability for any claim relating to your order is strictly limited to the price paid for the item in question. We are not liable for indirect, incidental, or consequential losses (including installer downtime or refitting costs).
## 13. Intellectual Property
All designs, photography, text, technical specifications, and content on this website and accompanying documentation are the property of Rocco Bespoke and may not be reproduced, copied, or distributed without express written permission.
## 14. Website Content & Accuracy
We aim to keep product descriptions, images, dimensions, and pricing on this website accurate and up to date. However:
- Product images and colour swatches are close representations but, given the hand-cast nature of our work (see Section 3), cannot show the exact appearance of your finished item. Screen and monitor calibrations also affect colour display.
- Any visualisations, concept renders, or room mockups shown on this website are illustrative only and do not represent completed installations unless expressly stated.
- We do not guarantee that this website will be uninterrupted or error-free, and we are not liable for any loss arising from your use of, or inability to use, this website.
## 15. Acceptable Use of This Website
You agree not to misuse this website, including attempting to gain unauthorised access to our systems, introducing malicious code, or using the platform for any unlawful purpose.
## 16. Third-Party Links
This website may contain links to third-party websites and social media platforms. We are not responsible for the content, accuracy, or privacy practices of those external sites.
## 17. Governing Law
These terms are governed by the laws of Scotland, and any disputes will be subject to the exclusive jurisdiction of the Scottish courts.
